

PJSC “Ukrsotsbank” offers an easy and transparent lending scheme to buy dwelling at a secondary property market.
After a buyer makes the minimum initial instalment of dwelling value and concludes sales agreement PJSC "Ukrsotsbank" will transfer loan proceeds to seller of the property.
The maximum period within which the borrower can repay the loan amounts to 20 years.

Lending terms:
- interest rate:
- at crediting in the primary market – 18,5 %
- at crediting in the secondary market – 19,0 %
The Bank co-operates with Agencies of real estate on loyalty program, agrees with which at crediting to physical persons is offered the interest rate on 0,5-1 % more low from operating (the rate is fixed during the first 3 years of lending, from the 4th year - floating rate of interest*)

- one-time bank fee - 0,99% of loan amount;
- appraisal of real property to be mortgaged will be made at the Client’s expense.
Additional terms for loan disbursement:
- Сustomer should have a permanent residence and permanent job in the same region as outlet of the Bank where a loan agreement will be concluded;
- potential borrowers can be persons aged from 21 to 65 years. In certain cases if a borrower is under 21 or above 65 years old, the Bank can take an individual positive solution of loan disbursement;
- correspondence of a customer to key requirements of the Bank, in particular, sufficient financial solvency. In financial rating of any borrower alternative resources of earnings will be also taken into account.
* Floating (variable) interest rate is a rate consisting of a moving base to be reviewed once a year and a bank margin. Moving base is an average weighted rate of deposits in UAH for the period of 1 year, involved into accounts of households during the last month which is made public by the National Bank of Ukraine (p.4.1.2.11, column 9.)
Extra costs of a borrower:
- mortgage insurance - 0,3% of collateral amount;
- notary costs.

For mortgage loan at secondary market:
- passport (copy of pages with the latest photo; surname and name; details on issuing data and agency; official registration data);
- copy of identification code certificate;
- certificate of employment indicating a position, accrued and actual income for the last 6 months (with monthly breakdowns) and notice “no detention of wages for the last 6 months”;
- documents confirming other incomes of a borrower (if there is income except for primary place of employment), including income declaration for the latest reporting date, certified by tax inspection;
- notarized consent of borrower’s family (wife or husband) for obtaining of credit or personal presence during filing of application to the Вank;
- notarized consent to pledge real estate from family members who are co-owners of real estate or their personal presence during conclusion of mortgage agreement or agreement of property ownership pledge;
- documents for property to be mortgaged (certificate of Technical Inventory Bureau);
- copy of document confirming property ownership to be pledged (sales agreement, barter, gift contract, certificate on property ownership, certificate on purchase of dwelling house (its part) at public bidding, certificate of inheritance, matrimonial property and etc.);
- passport copy and certificate of merchant identification number.
On the day of loan disbursement an agreement of purchase and sale of flat (house) shall be concluded.
